If your property has 4 bedrooms or more under new government legislation you will need a home information pack, commonly known as a HIPS Pack.

Every pack will include an Energy Performance Certificate (EPC) and other legal documents. A home condition report can be included on a voluntary basis.

From the 1st August 2007 you will have to provide a HIP to any prospective buyer. You can still market your property as long as the Home Information Pack has been commissioned.
