| 1. |
Definitions |

| 1.1 |
Within this agreement the following words of phrases shall, unless the context otherwise requires, have the following meaning |

“Property” |
The property address for which you have instructed us to sell as stated at the end of this agreement under the term “selling address” |
| |

| |
“Fee” |
This is for the advice given |
| |
|

| |
“Sale Price” |
The price agreed with the buyer for the sale of your property |
| |
|
|
| |
“Buyer” |
The person buying your property |
| |
|
|
| |
“Seller” |
The owner of the property, or person given the benefit to or who is entitled to sell the property |
| |
|
|
| |
“You” |
The owner of the property or the person given the benefit to or who is entitled to sell the property |

|
| |
“Myhome4u” |
Means Myhome4u, Water House, 35 Water Lane, Wilmslow, SK9 5AR |

| 2. |
Fee payable to Myhome4u |
| |
|
| 2.1 |
The agency agreement shall run from the date of this agreement until terminated in writing by either party. |
| |
|
| 3. |
The property Misdiscriptions act 1991
To ensure compliance of the property Misdiscriptions Act 1991 and to ensure that neither Myhome4u nor the seller becomes involved in any legal action, we reserve the right not to publish any information provided by the seller |

| 4. |
The seller herby warrants and covenants that he/she |
| |
|
| 4.1 |
has the authority, power and capacity to enter into this agreement; and |
| |
|
| 4.2 |
is the beneficial owner of the property; or the authority from the beneficial owner to sell the property on the above terms; |
| |
|
| 5. |
Myhome4u charge a “Fixed Fee” of £249 for the advice given paid on
registration. Refunds may occasionally be offered at the discretion of the management. |

| 6. |
Myhome4u cannot accept responsibility for the maintenance or repair of unoccupied properties. |
| |
|
| 7. |
Myhome4u shall prepare a set of property particulars on your behalf,
however Myhome4u are not responsible for any of the data that it provides to buyers and sellers. All information on our website, and all information provided to buyers and sellers directly, cannot be guaranteed and they do not form part of any contract. You must approve any property details before marketing. |

| 8. |
A Home Information Pack is now required for all 3 or more bedroom properties, and this must be commissioned at time of sale as legislated for by government. Proof that you have commissioned this report must be provided to
Myhome4u.
This can be provided by Myhome4u. |
